How to Prep Your Home For Vacation

If you’re heading out of town soon, you’re likely packing and preparing. But have you given thought to the home you’re leaving behind?

Webber offers the following tips to prepare the home before leaving for vacation:

Unplug appliances – Appliances continue to use energy even when the device is turned off. It is best to unplug all devices including phone chargers, computers, televisions and coffee pots. This will not only save energy, but it will prevent damage from lightning strikes and power surges.

Adjust air conditioning – The air conditioning system uses a significant amount of energy. Turn the temperature up 10 degrees higher than it is usually set, or have a professional install a programmable thermostat that can be adjusted to turn on and cool the home just before returning from vacation.

Clean garbage disposal – The waste disposal is notorious for developing unpleasant odors while the house is empty. It is wise to flush the garbage disposal out with ½ cup of white vinegar and hot water while the disposal is turned on.

Change the setting on the water heater – There is no need to heat water for an empty home. Adjust the water heater to vacation mode. If the water heater does not have a vacation mode, turn the temperature down. This will save a significant amount of money on the energy bill.

Put lights on a timer – According to the Insurance Information Institute (I.I.I.), there are more than 2.15 million burglaries each year, with the majority occurring in the peak vacation months of July and August. If a home is dark, it is a sure sign that someone is not home. Put a couple of lamps on a timer inside the home. Set these to go on and off at different intervals. This will give the illusion that someone is home and make the home less vulnerable to burglaries.

Treat stagnant water in toilet – Water left inactive in the toilet can produce a foul odor and a difficult to remove ring that forms around the toilet bowl. To prevent this, place ½ cup of bleach in the toilet bowl just before leaving home.

RealBiz Media to build video microsites for Prudential Select Properties listings

Prudential Select Properties2Prudential Select Properties says it hopes to be less dependent on ads from Google by creating video “microsites” for every qualifying listing.

The St. Louis-based brokerage has signed a contract with RealBiz Media Group Inc., which will provide Prudential Select Properties with its “MicroVideo App.” The MicroVideo App provides “fully interactive, freestanding video microsites that are optimized to drive search engine optimization” to Prudential Select Properties’ website, the companies said.

We understand the importance of organic search results,” said Prudential Select Properties COO Gary Lombardo in a statement. “Fighting for organic search results is a more sustainable strategy than bidding for keywords and paying for search engine ads.”

The brokerage, which has more than 500 agents working out of 10 offices, will also realbizwork with RealBiz Media to create listing and community video content “with the understanding that the value of unique content to search engines will help set us apart and move us up in search results,” Lombardo said.

The MicroVideo App will be integrated into each listing on Prudential Select Properties’ website, driving qualified lead generation, which RealBiz Media touts as “a significant advantage to brokers when recruiting agents.”

RealBiz Media Group President and COO Steve Marques said the company expects the MicroVideo App and video tools “to be a key industry product that will be in use on more than 2 million listings by the end of 2013.”

Open Houses in the Digital Age

What you should know before your open house this weekend:

Application for iPads, Tablets & Laptops
Have you started using our new Open House Sign-In?  It’s a digital sign-in sheet that you can use on an iPad, tablet or laptop.  Request your open house visitors to sign in electronically and their information will automatically be added to your contact management database on your website.

Better yet, the system will send automatically send a follow-up email with a ‘nice to meet you today’ message and a flyer of the listing.

And yes, this feature is available on any of our PSP listings so you can hold open another agent’s listing this weekend and still get the same great marketing features!

Open House Search
Don’t forget there’s an Open House search feature on your website. When you’re greeting visitors at your open house this weekend make sure to hand them one of your website brochures (Found on the Resource Center under Downloads) and tell them to check it out.

Open House Flyers & Social Media
Even if you’re holding a friend’s listing open you can still take advantage of the open house flyers and social media notifications. Just visit your ‘Properties’ button on the management side of your website to access the listing.  You can ‘share’ the listing on Facebook or Twitter and inform your sphere of influence about your scheduled open date and time.
