I can’t remember the last time St. Louis saw a dry spell like this. It seems like every time I turn on the weather report we are breaking another record for high temperatures. When the much-needed rain comes be prepared to see some wet basements that have never leaked before. This is not uncommon and many times a problem in severe drought conditions.
There’s a simple fix to assure your basement remains dry. Water around your foundations… Huh??? What did he just say??? That’s right! Water around your foundations. Dirt sometimes pulls away from the foundations during extreme heat and when the rain comes, the water runs right down the foundation walls and into the basement causing some of them to leak.
It could be a once in a lifetime problem, but you will have a difficult time convincing a buyer of this, and once your basement leaks ,and you have knowledge of this, it has to be disclosed on the sellers disclosure. The decision is yours, but I want you to be aware of a future problem that could arise when you decide to sell your home.
It’s never a bad idea to talk to a foundation company or landscaping company to get suggestions on how much to water. Another good idea is to walk around your foundation every couple of days to inspect.
